Six Questions Your Clarion Franchise Financial Model Must Answer

We built this hotel franchise financial model using our own research into the midscale hospitality sector. Key assumptions for room revenue, meeting space rentals, and co-working fees are pre-populated with researched data and are fully editable to reflect your specific site. With year one revenue starting at $1.41M and scaling to $3.63M, this tool helps you track the path from an initial EBITDA loss to a $1.34M annual profit.

When will this hotel unit turn a profit?

Your first year is a ramp-up phase with a projected EBITDA loss of $70,000, but the business turns the corner quickly. By year two, EBITDA jumps to $557,000 as room revenue and corporate contracts stabilize, eventually reaching $1.34M by year five. This financial model for midscale hotel franchise units shows you the exact path to positive cash flow.

Improve Unit Profitability

  • Optimize OTA commissions
  • Increase corporate contract volume
  • Control housekeeping supply waste
[dynamic_pic9]

What is the total capital requirement?

You need a significant war chest to get this off the ground, with leasehold improvements alone costing $950,000. Total initial capital must cover the $45,000 franchise fee, $350,000 in guest room FF&E, and a cash buffer to handle the $803,000 minimum cash dip in December 2026. This covers all essential capital expenditure planning needs for your launch.

Major Capital Uses

  • $950,000 Leasehold Improvements
  • $350,000 Guest Room FF&E
  • $150,000 IT PMS Systems
  • $45,000 Franchise Fee
[dynamic_pic10]

What is the expected return?

This is a long-term play with a payback period extending beyond the first five years of operation. While the IRR (internal rate of return) sits at 1.55% and ROE (return on equity) at 1.94% initially, the asset value builds as EBITDA grows from negative to over $1.3M annually. This franchise return on investment analysis helps you set realistic expectations for your capital.

Investment Metrics

  • 1.55% IRR
  • 1.94% ROE
  • Payback after year 5
[dynamic_pic11]

Where is the break-even point?

The model projects a break-even date in April 2026, just four months after launching your operations. To hit this, you must cover $20,000 in monthly rent and over $33,000 in monthly fixed costs before accounting for labor and royalties. This hotel franchise investment feasibility study template identifies the exact revenue volume needed to stay afloat.

Accelerate Break-even

  • Front-load corporate sales
  • Minimize pre-opening costs
  • Maximize meeting space utilization
[dynamic_pic12]

What is the cash runway?

Cash flow is tightest in December 2026, where the minimum cash position hits -$803,000. You defintely need a robust financing plan or additional equity to bridge the gap between the heavy year-one CAPEX and the year-two revenue surge. Financial forecasting for boutique hotel franchise units requires this level of detail to avoid mid-ramp liquidity traps.

Protect Cash Flow

  • Phase FF&E purchases
  • Negotiate rent abatement
  • Delay non-essential hires
[dynamic_pic13]

How do different scenarios change the outcome?

In a low-revenue scenario, the $803,000 cash hole deepens, potentially delaying profitability by another year. Conversely, hitting high-case targets for hotel franchise food and beverage revenue model sales and projecting revenue for hotel meeting and co-working spaces can significantly shorten the payback period and improve the 1.55% IRR.

Hit High Case Targets

  • Aggressive local marketing
  • High guest retention
  • Upselling meeting packages

Won't go through "hurricane" or chain-link fencing - dogs LOVE it.
Color: Orange, Size: Large
We've been using this size (large) for about 2 years now. Between our Doberman pinscher and the boxer-pitbull mix, they are tough on toys. These dogs have access to the Chuckit Ultra balls only under supervision and they run like crazy in the backyard while either fetching or holding onto the balls. It keeps our doberman out of trouble because she's running with a ball in her mouth and therefor cannot nip at the other dog when she gets overly excited. Tennis balls are lucky to last one play session with these guys, just for comparison purposes. When throwing the regular size, the ball occasionally went right through our backyard (chain link aka "hurricane") fence -- even though they shouldn't quite fit. The size large balls bounce off the fence; our only problem now is when one of the dogs does a soccer style head-butt and knocks the ball over the fence that way. After 2 years, one ball has a split down the side and two are discolored because they were left outside when we couldn't locate them after a play session. Overall I like these very much and appreciate how well they've held up.

My dog and I love this!
Color: Orange, Size: Large
The balls are larger and fit the Chuck It with the larger ball size perfectly. The balls are hard rubber material and have stood up to continued chewing after our dog picks them up. They bounce and are really hard wearing. Great product for the price!

Durable but don't give this to them as an everyday chew toy.
Color: Orange, Size: Large
My Catahoula loves these things. Great for a training aid and to let them get their zoomies out but not durable enough for an idle chew toy.

Great for dogs that love cat toys
Size: Small - 2 Count (Pack of 1)
I have a 45# dog who loves to play with cat toys. She's a strange one, but it's what she likes. She also loves ChuckIt balls (glow in the dark, squeaker, rubber, etc.). We bought 2 2-packs and we're glad we did. These are about the side of ping pong balls or golf balls. Yes, if your dog's an aggressive chewer or smaller than a teacup these will probably not last long. Yes, my weirdo dog almost immediately picked all the "fuzz" off the ball because that's what she does. The quality and durability of the ball haven't been affected, it's just a bald little ball. Highly recommend for any non-aggressive chewers that LOVE cat-sized toys.

Not very durable
Size: Small - 2 Count (Pack of 1)
I purchased some of these balls a while back and had forgotten how quickly my yorkie puppy was able to destroy them.. I recently ordered some more bc I saw them on sale. I now have another yorkie pup that also loves to play ball. They actually play ball with each other. Within 24 hrs, the balls are fraying and they are getting choked on the fuzzy s off the balls. I'm not going to bother to return 3 2pks bc they were so cheap. Now I know why.
