Six Questions Your Hyatt Place Franchise Pitch Deck Must Answer

We built this hotel business plan template in Microsoft PowerPoint format using our own research on the upscale select-service sector. All slides are pre-populated with data, including the $5,940,000 Year 1 revenue projection and the $12,000,000 leasehold improvement estimate, to give you a credible starting point. This tool defintely cuts down the time needed to create a professional investor presentation for corporate lodging business opportunities.

Strategic Market Need

The local tech corridor lacks modern lodging that blends high-end comfort with the functional workspaces required by visiting executives from firms like Apple and Amazon. This unit fills that gap by offering a 'bleisure' environment specifically designed for professional productivity and social relaxation. Location isn't just a variable; it's the entire value proposition here.

Urgent Local Demand

  • Proximity to Fortune 500 corporate headquarters in North Austin
  • Shortage of upscale select-service beds in high-growth corridors
  • Need for modular meeting spaces for local tech networking
[dynamic_pic9]

Superior Service Solution

This unit offers a tech-forward guest experience featuring mobile entry and a 24/7 dining program that traditional hotels in the area cannot match. By focusing on upscale select-service convenience, we provide the luxury of a full-service hotel without the unnecessary overhead. We aren't just selling rooms; we are selling a seamless workflow for the modern traveler.

Meaningful Differentiation

  • 24/7 enhanced dining program for flexible business schedules
  • Mobile-first guest technology for seamless check-in and service
  • Modular workspaces designed for high-impact professional meetings
[dynamic_pic10]

Target Guest Segments

The primary opportunity lies with corporate business travelers and 'bleisure' guests visiting the North Austin tech hub. With a Year 1 revenue target of $5,940,000, the unit captures a significant slice of the local lodging market by leveraging global loyalty program integration. Honestly, the local tech community's need for event space adds a secondary, high-margin revenue layer.

Market Opportunity Scale

  • $5.94M projected Year 1 revenue with 40% growth by Year 2
  • Direct access to thousands of weekly corporate travelers
  • Loyalty program integration ensures high repeat booking rates
[dynamic_pic11]

Revenue and Unit Economics

The revenue model is anchored by guest room sales, projected at $3,000,000 in the first year, supported by a robust $600,000 food and beverage program. Margins live or die by the mix of room rates and F&B capture, but the 5% royalty fee remains manageable within the upscale pricing tier. Here's the quick math: Year 1 EBITDA of $3,030,000 shows strong operational leverage.

Core Revenue Streams

  • Guest Room Bookings: $3M Year 1 primary revenue driver
  • Food and Beverage: $600k Year 1 from 24/7 dining
  • B2B Contracts: Guaranteed revenue via exclusive corporate lodging agreements
[dynamic_pic12]

Competitive Defensible Edge

While local midscale hotels compete on price, this unit wins on brand equity and a superior operational strategy for select-service hotel franchise units. Our defensible edge is the combination of strategic real estate and exclusive B2B contracts with neighboring tech giants. A global loyalty network creates a moat that independent local hotels simply cannot cross.

Defensible Market Edge

  • Exclusive lodging partnerships with Fortune 500 tech companies
  • Global loyalty program with millions of active members
  • Walking-distance proximity to premier corporate office parks
[dynamic_pic13]

Funding and Milestones

We are seeking capital to cover the $12,000,000 leasehold improvements and $3,500,000 in guest room FF&E (Furniture, Fixtures, and Equipment). This investmnt unlocks a 3-month path to breakeven by March 2026, with revenue scaling to $14,553,000 by Year 5. This capital expenditure planning includes a $3,625,000 contingency fund to ensure smooth pre-opening operations.

Investment Milestones

  • Breakeven Milestone: Projected for March 2026 (Month 3)
  • Year 1 EBITDA: $3,030,000 following successful launch
  • ROE Target: 8.95% as the unit reaches stabilized occupancy

Finance: update unit break-even and payback model by Friday

It's a beast and you can add attachments to, like a brush cutter head.
Style: 16" (2 x 4Ah)
This thing is a beast of a battery powered machine. I wouldn't put it completely up against my gas. It is much better than the Greenworks 24V 13-Inch Brushless String Trimmer (Gen 2), 4.0Ah USB Battery and Charger Included that I had purchased this time last year. I have several gas so I only really needed a light duty one to do the fence line and around the house. The main issue with the 13 inch was that the auto feed bump mechanism was worthless. It also uses very thin lines so very quickly you go from 13 inches to 6 to 8. and the bump feed does not work even with greenworks replacement spools. You get twice the batteries and a dual rapid charger for $50 more. You couldn't even buy the battery for that much. onto this thing. Love the dual string heavy-duty string mechanism. Love the fact that you can remove the trimmer head and add an attachment. I have attachments from my gas Trimmers and they work perfectly. My brush head attachment utterly devastated thick bramble from an overgrown lot. The best part is it took me two hours to get my stored gas trimmers to run properly which I don't have to do with a battery operated device. No gas flying that deteriorated or primer bubbles that have burst followed spark plugs Stale gas . Just throw the batteries on and you're off. Nothing long-term to report, only had it a week. Used it enough to run down completely six sets of batteries.

Works well, but battery life is lacking
Style: 15" (2 x 2Ah)
This is a decent trimmer and gets the job done almost as well as a gas model. It has decent power (could use a little more) and is plenty light. However, the battery life stinks. One of the two batteries has already decided not to charge. It plugs in, but the charger does not blink or charge it. The terminals are clean. Of course, this happened just outside the return/support window, meaning I now have to buy a new battery just to use the trimmer. That's about half the price of the trimmer; if the other one dies, too, I may as well buy a brand new gas trimmer for the price and have the thing last for a decade or two like my last one, instead of a couple years like this one.

Overall very good product.
Style: 15" (2 x 2Ah)
I bought this trimmer as I had previously bought a Greenworks 24V MAX Cordless drill that uses the same battery. The batteries to buy them alone are over 50 dollars each and as this has two its a great value in that respect. I was tired of electric trimmers with cords or noisy gas powered ones that are hard to start. This so far has worked excellent. I have not had a problem with the trimmer cord breaking and having to re-wind it back onto the spool like some other trimmers I have used. It is not noisy and it is effective and easy to use. The only thing I would disagree on is it is advertised as having an Ultra lightweight design. It is not heavy or cumbersome to use but I would not call it ultra lightweight. Overall very good product.

Extremely diappointing
Style: 15" (2 x 2Ah)
I purchased a Greenworks Impact Wrench for my son. I was so so impressed with it that I purchased one for myself & decided to try their 2x24V 15" Cordless String Trimmer. Unfortunately just because a company makes one excellent tool doesn't mean that all their tools are good. The first problem I had with the trimmer was that it didn't come with the batteries or charger in the ad. It was supposed to have 4.0Ah batteries but came with 2.0Ah. In addition, more often than not, the manual didn't agree with actual parts & features. The trimmer requires two 24V batteries to operate. It can't be used with one battery even though it has a "low power" setting. On full power the trimmer had adequate power for most weeds but is no where near as powerful as a gas trimmer. The batteries only lasted about 20 minutes (this trimmer does not have a brushless motor). The 2 line feed head is not designed for easy reloading. In fact, it is the worst design I've ever owned. I've decided to return it & try one of their 2x24V brushless motor trimmers which should provide more power & has 4.0Ah batteries but costs significantly more.

CUSTOMER SERVICE IS TRASH - edited
Style: 15" (2 x 2Ah)
I bought this product and it arrived with one battery that doesn't charge out of the two. Without 2 batteries, it won't work at all. Attempted to contact Greenworks with the number Amazon provided. They were closed on the weekends. Called Monday and the message stated that customer support closed early. Attempted using the Chat option for help. It states the model number STE304, doesn't exist, so I couldn't proceed. Called on Tuesday. I have been on hold for over an hour and still nothing. Will update. After about an hour and a half on hold (yes, the offer the option of leaving a call back number, which I didn't use as I had to work from home to access customer service when they were open. Also, they needed me to try out stuff with the batteries and give them serial numbers, etc.) The lady I spoke to spoke English and appeared to be US based. Eventually, after doing the "did you restart it" version of troubleshooting, it was indeed determined my battery didn't work and they offered to ship me a new one at no cost. I then had to dispose of my non-working battery in the proper manner, and our yearly toxic garbage pick up coincided with this, thankfully. It took time out of my work schedule to get this resolved, but the lady I spoke to was great and I did get my battery about a week or so later, which I did appreciate. Customer service needs better access esp since you have to have the physical batteries and charger to get this resolved, which you may not be able to do while working. Maybe they can't find people to work as that seems to be an issue everywhere. The weed eater works fine. Updated from one star to three based on resolving issues and a dead battery upon arrival, rather than the actual equipment working.
