COURSE OVERVIEW:

Welcome to the Asset Management in Building & Construction Projects course. This program is designed to provide you with a solid understanding of asset management principles as they apply to the building and construction sector. Effective asset management is essential for ensuring that physical and digital infrastructure delivers value throughout its lifecycle—from planning and acquisition to operation, maintenance, and final decommissioning.

The course begins by defining asset management within construction projects and explaining its relevance across all phases of project delivery. Participants will explore how integrated asset planning supports capital project outcomes, improves operational readiness, and contributes to long-term value for clients, facility managers, and end users. Emphasis is placed on aligning asset decisions with broader project and business objectives.

Understanding the types of assets involved in construction is critical for accurate planning and tracking. This section outlines the distinctions between fixed, moveable, and temporary assets commonly found on construction sites. Examples include plant and equipment, building infrastructure, ICT systems, and intangible assets such as software licenses. The categorisation of assets underpins subsequent planning, procurement, and maintenance strategies.

The asset lifecycle is central to effective management. This section maps the full sequence of asset-related stages—planning, acquisition, installation, operation, and disposal—demonstrating how each phase affects the next. Participants will learn to forecast asset needs, plan maintenance schedules, and factor long-term performance into early decision-making processes.

Developing a robust Asset Management Plan (AMP) is a cornerstone of the course. Participants will examine the structure and content of AMPs, including asset registers, risk assessments, and maintenance strategies. This section explores how AMPs align with client goals, budgets, and operational priorities, and how to coordinate the plan with design, procurement, and commissioning teams.

Asset identification and classification underpin accurate recordkeeping and performance monitoring. This section introduces asset coding systems, categorisation frameworks, and tagging technologies, such as Building Information Modelling (BIM). Participants will understand how structured data capture ensures consistency and supports future facilities management.

Asset acquisition and handover processes are explored in detail. This section focuses on verifying that purchased assets meet specification, warranty, and performance requirements. Participants will examine best practices for contractor-to-owner handover, including documentation of commissioning results and final inspections.

Maintaining a complete asset register is essential for compliance and operational efficiency. Participants will learn how to compile and update digital or physical registers containing essential data such as serial numbers, technical specifications, and commissioning dates. Audit-readiness and transparency are key themes throughout this section.

Commissioning ensures assets are operationally ready. This section provides practical guidance on functional testing of systems such as HVAC, lifts, and security, and on training end users and maintenance personnel to operate and care for assets safely and effectively.

Both preventive and reactive maintenance must be planned. This section explores how to schedule routine servicing, respond to unexpected faults, and document repairs and downtime. Participants will learn how to develop maintenance strategies that protect asset condition and ensure continuity of service.

Condition assessment and performance monitoring provide the basis for asset forecasting. Participants will learn to conduct inspections, assign condition ratings, and evaluate data to inform future repair, upgrade, or replacement decisions. Linking asset performance to KPIs ensures that management decisions are evidence-based.

Lifecycle costing supports informed capital investment. This section teaches how to estimate the total cost of ownership, plan for depreciation and renewal, and use lifecycle analysis to justify expenditure and reduce long-term financial risk.

Risk management is integral to asset reliability. This section explains how to identify and mitigate risks related to asset failure, including safety, operational, and financial consequences. Participants will apply risk matrices and continuity planning principles to protect asset functionality and business operations.

Regulatory compliance must be embedded in asset management practices. Participants will examine how to maintain fire safety systems, lifts, emergency lighting, and other regulated assets in accordance with WHS laws and Australian Standards. Recordkeeping for audit and insurance purposes is also emphasised.

Integration with facilities and property management ensures long-term success. This section explores how construction-phase asset data can be transitioned into Computerised Maintenance Management Systems (CMMS) and inform broader property lifecycle strategies. Interdepartmental collaboration between project and operations teams is highlighted as a success factor.

Technology is a key enabler of modern asset management. Participants will explore the use of BIM, QR coding, RFID tagging, and cloud-based databases for real-time tracking and automation. Secure, accessible, and up-to-date data storage supports efficient decision-making throughout the asset lifecycle.

Reporting and continuous improvement are addressed through the use of performance dashboards, cost analysis, and stakeholder feedback. Participants will learn how to extract insights from asset data, refine asset strategies, and implement best practices across future projects.

Finally, the course covers end-of-life planning for assets. This section outlines criteria for decommissioning, responsible disposal, salvage and recycling strategies, and documentation protocols for closure. Safe and compliant asset disposal ensures environmental and regulatory standards are met.

By the end of this course, you will be equipped with the knowledge and tools to manage construction assets from acquisition through to disposal—maximising performance, ensuring compliance, and supporting long-term value across building and infrastructure projects.

Each section is complemented with examples to illustrate the concepts and techniques discussed.

Really, really tough, but be careful!
Size: Large, Style: Dog Chew Toys
I purchased these last year 2024, Christmas for my three hardcore chewers. I gave them all 5 so they could sort who gets what, you know how multiple dogs are, lol... They held up great, really tough material. I got the 5 pack. One of them, my youngest dog, (7y.o.) had been carrying one of the toys around pretty much all day, stopping to chew on it periodically, then carrying it around following me, you know, dog work.... He's always carrying something around like a paper towel roll or toy or just something all day, he's a bisy guy, so I didnt notice. He had one of these chewy toys stuck behind his bottom big teeth and another part of his lower jaw pallet teeth, sticking out both sides of his face and it looked like a normal thing he does!!! He finally comes up to me and started booping my knee, so I grabbed the toy thinkin play time. His whole head moved with it!! Can you imagine how bad that might have been hurting?!? That Scared the living daylights out of me !! because it was stuck so hard and I was afraid of breaking his jaw when I had to twist it forward to get it loose from his bottom jaw teeth. A backwards twist to get it loose, or a straight pull, would catch in the natural backwards curve of those big bottom teeth and its such hard material it could have really hurt him! Poor guy had been like that for at least 2 hours because it didn't look any different than him carrying around his normal random object. This won't happen to everyone, obviously, different sized dogs and such. But hes a pretty average dog. 70ish pounds, cute, and a very good boy, but he's not small and not big. So thats why the warning. ALWAYS MONITOR YOUR DOGS WHEN PLAYING WITH ANY NEW TOYS OR EVEN OLDER TOYS YOU AREN'T SURE OF!!! I'm only giving 3 stars because the material may be "too" hard. A little more flex in the material may have prevented the toy from getting stuck quite so hard. Other than that 1 heart stopping moment, they did well and the other toys are still popping up periodically when found show how tough they are... The've lasted almost a year. The others haven't had, nor look like they could have a problem. But I'm now just watching more when those toys do pop back up. Can you imagine something stuck in your face and can't comunicate something is wrong?? For your person to use thier thumbs to save you?? If that had happened and I was at work or something? Just scary... Not a bad review for the product or company, they are tough. Just a warning to be careful and mind your fur baby. Sorry I didn't include a picture, my fur baby needed me and pics weren't even on my mind at the time. And it was disposed of quickly as one would assume. Just look out for your babies.

🦆 The Perfect Compromise for Squeaker-Shy Pups: Non-Stop Entertainment and Zero Mess!
If you have a dog that loves to play but turns into an anxious ball of nerves the second a toy lets out a loud, high-pitched squeak, finding the right interactive toy can be a real challenge. I ordered the PawBang Interactive Crinkle Duck for exactly this reason, and it has been an absolute triumph! It provides all the sensory stimulation and fun of a traditional plush toy without any of the noise anxiety. It is a beautifully designed, thoughtfully constructed pet toy that my dog absolutely adores. There is a squeeker in the head but the entire body is crinkly so he loves it. Why This Crinkle Duck is an Absolute Game-Changer: Perfect for Dogs Afraid of Squeakers: Many interactive dog toys rely entirely on loud, piercing squeakers to grab a pet's attention, which can unfortunately terrify sensitive or rescue dogs. This duck features a fantastic, satisfying crinkle paper material inside its body instead. It creates a gentle, crunchy, paper-like sound whenever your dog bites or steps on it, mimicking the rustling of prey and keeping them completely engaged and excited without triggering any fear or anxiety. Safe and Mess-Free No-Stuffing Design: If you have a dog that loves to dissect their toys, you know the nightmare of coming home to a living room covered in white polyester fluff. Because this plush toy is completely stuffing-free, there is absolutely zero mess to clean up if your dog is a chewer. More importantly, it eliminates the dangerous choking hazard of ingested stuffing, making it a much safer choice for unsupervised play. Tear-Resistant and Durable Build: Don't let the soft, plush exterior fool you—this duck is built to last. Measuring a generous 14" x 8", it features a rugged, tear-resistant lining and reinforced stitching that holds up beautifully to enthusiastic shaking, tugging, and carrying. It gives you the comforting texture of a plush toy combined with the longevity of a heavy-duty chew toy. Great Shape for Interactive Play: The flat, wide design makes it incredibly easy for dogs of all sizes to grab, carry around, and track. It is the perfect shape for a fun game of indoor fetch or a gentle game of tug-of-war, and when playtime is over, it doubles as a wonderfully soft, comforting chin rest for nap time. The PawBang Crinkle Duck is an exceptional product that fills a huge need for sensitive pets. It is tough, mess-free, and delivers a wonderful tactile experience that keeps dogs entertained for hours. If you want to give your pup a fun, interactive toy but need to skip the stressful squeaks, this is the absolute perfect solution. 5 out of 5 stars!

Big Colorful and My Dogs Love it!
My dogs love their new toy! The little one doesn't care for the crinkle part but loves the squeaky head. She's the oldest, so the big one always defers to her and plays with the crinkle body. I'm blessed that they'll play with it together! LOL! My goldendoodle LOVES to chew and tear at squeaky toys until she gets them open and gets to the source of the noise. Needless to say, stuffed toys ended up all over the house and yard in a mess that I had to clean up and more importantly keep the squeaker away from her so she didn't eat or swallow it! I have found a couple of 'tough stuffingless' toys for her but it's hard to do. I saw this and decided to give it a try and glad I did! She's had it a couple of weeks now and there's not even a loose seam anywhere! Time will tell how long it lasts, but for now, we're both happy with it! As you can see in the picture, this is a large dog toy, but even small dogs will love playing with it. There is no stuffing in the body but instead has the crinkle paper throughout. The only squeaker is in the head. It feels like there might be a little stuffing in the head, but I can't verify that. I can verify that the head has been chewed on for a couple of weeks now and shows no sign of wear, which is awesome! It shipped in a plastic bag inside of a small box, so it arrived undamaged and ready to play with. If you have an aggressive chewer, I recommend giving this a try. It's a great value, a much better price than most of the other 'tough' toys especially at this size!
